    Before you choose

Questions? You’re in the right place.

Flood zones can be confusing. Get clear answers about FEMA maps, flood risks and insurance requirements.

Does Zone X mean my property cannot flood?

No. Zone X generally indicates moderate or minimal mapped flood hazard, depending on the specific designation. Flooding can occur outside FEMA’s high-risk areas.

Is flood insurance required in Zone AE?

Zone AE is a Special Flood Hazard Area. Flood insurance is generally required for buildings in these areas when securing a loan from a federally regulated lender, but the specific requirement depends on the property and loan. Your lender makes the determination.

    Does homeowners insurance cover flooding?

Most standard homeowners insurance policies exclude flood damage. Separate flood insurance may be available through the National Flood Insurance Program or private insurers, depending on eligibility.

    Can FEMA flood zones change?

Yes. FEMA maps can be updated, revised or amended. This free lookup is informational and may not reflect the most current determination for a particular building. Consult FEMA or a qualified flood determination provider before relying on the result for lending or insurance requirements.
